About You As an Operations Manager, you?ll oversee the day-to-day operations and routine maintenance of building systems, ensuring tenant satisfaction and operational efficiency. You?re driven by a commitment to customer service and take pride in the quality of work and service provided by your team. Your role involves collaborating with individuals at all levels?tenants, external vendors, and corporate teams (HR, IT, Leasing, etc.)?as well as working closely with the Property Manager, General Manager, and other on-site management. You bring a strong track record in leading projects, implementing preventive maintenance plans for large commercial properties, and driving operational efficiencies. You?re innovative, forward-thinking, and focused on achieving key performance indicators and financial objectives.   Key Responsibilities Leadership & Training : Provide direction and training to the building operations team, enhancing team skills and productivity. Project Management : Oversee projects and initiatives related to building operations, ensuring tasks are completed efficiently and on time. Energy & Sustainability Initiatives : Identify and implement energy efficiency programs and sustainable operations strategies. Budget & Expense Control : Manage operational expenses within established budgets, seeking ways to optimize costs and improve efficiency. ESG Strategy : Actively participate in the ESG team, collaborating to identify and implement environmental, social, and governance strategies.   What You Bring Experience : Minimum 8?10 years in dynamic building operations, preferably within commercial real estate. Supervisory Skills : Proven experience in managing site staff, including Maintenance Workers, Building Operators, Day Porters, and Security. ESG & Compliance : Hands-on experience with ESG programs, compliance, and reporting (e.g., BOMA BEST, LEED, Fitwel). Education & Certification : Bachelor?s degree in engineering or a related field; certifications in BES, SMT, HVAC, or 4th/5th Class Engineer designation are a plus.   Preferred Skills & Experience Technical Knowledge : Familiarity with Direct Digital Control (DDC) systems, troubleshooting, and building/fire code requirements. Budgeting : Experience in property operations budgeting. Technology Proficiency : Proficient with software applications (Word, PowerPoint, Excel), smartphones, and work order systems (e.g., Yardi, Angus Building Engines). Flexibility : Available for flexible hours and able to respond to emergencies. Driver?s License : Valid driver?s license required.
