We are vertically integrated across development, design, construction, and sales/property management, and pride ourselves on delivering high-quality projects with strong financial discipline and architectural excellence.</p><p> </p><p><strong>Position Overview</strong></p><p>Sarina Homes is seeking an experienced <strong>Project Manager 2 (Finishing PM) </strong>to work with our team to help deliver multifamily and mixed-use developments. This role is responsible for managing budgets, schedules, consultants, contracts, permitting, and construction execution, while ensuring projects meet design intent, financial targets, and regulatory requirements. The Project Manager 2 will play a key leadership role within the organization and act as the primary interface between ownership, consultants, contractors, and municipal authorities.</p><p> </p><p><strong>Key Responsibilities</strong></p><p><strong>1. Development & Pre-Construction</strong></p><ul><li>Assist and comment projects through feasibility, design development, and pre-construction phases</li><li>Coordinate architects, engineers, planners, and consultants</li><li>Review drawings for constructability, value engineering, and cost optimization</li><li>Lead estimating efforts and prepare Class D through Class A budgets</li><li>Conduct trade scoping, tendering, and bid evaluations</li></ul><p> </p><p><strong>2. Construction Management</strong></p><ul><li>Oversee construction execution for 40+ contracts through to occupancy</li><li>Administer construction contracts (CCDC and stipulated sum contracts)</li><li>Manage change orders, RFIs, submittals, shop drawings, and site instructions</li><li>Ensure adherence to schedule milestones and critical path management</li><li>Monitor cost controls and forecast monthly project financial performance</li><li>Maintain builder?s risk compliance and risk mitigation protocols</li><li>Coordinate site teams, consultants, and trade partners</li></ul><p> </p><p><strong>3. Financial & Contract Oversight</strong></p><ul><li>Maintain strict budget control and cost reporting</li><li>Monitor project contingencies and cash flow schedules</li><li>Review progress draws and lender reporting packages</li><li>Negotiate and administer construction and consultant contracts</li><li>Lead procurement strategies and major trade buyouts</li></ul><p> </p><p><strong>4. Design & Technical Oversight</strong></p><ul><li>Review and coordinate architectural and engineering drawings</li><li>Utilize 3D design software to review models and resolve conflicts</li><li>Perform design coordination using:</li><ul><li>Bluebeam</li><li>Revit</li><li>AutoCAD</li></ul><li>Utilize Adobe Photoshop for presentation materials, marketing visuals, and design refinement</li><li>Support sales and marketing teams with rendering and visualization coordination</li></ul><p> </p><p><strong>5. Leadership & Communication</strong></p><ul><li>Provide executive reporting to senior leadership</li><li>Foster collaboration across development, construction, sales, and finance teams</li><li>Mentor Project Coordinators and site staff</li><li>Maintain clear and professional written and verbal communication</li></ul><p><strong>Requirements</strong></p><p><strong>Qualifications</strong></p><ul><li>Minimum <strong>3 years of experience</strong> in estimating, drawing design, and construction management</li><li>Degree in Construction Management, Architecture, Engineering, Real Estate Development, or related field is preferred</li><li>Proven experience in <strong>both residential and/or commercial development projects</strong></li><li>Direct experience managing development and building permit processes- Location Calgary, AB
